Hi Bryan83 , I need you help. To begin with I am looking to sell my current farm. It is a nice storage yard or starter farm. It is located on a private drive with roadside access from both ends. It also comes with a view of Chellington Castle. I paid $12,576 for this lot about 3 years ago from a young fella who just seemed glad to be rid of it.    Next I need your help acquiring some property. The lady at their local real estate agent was REALLY rude and pretty well stonewalled me.. I think she is jealous of me.. I am a successful young attractive farmer and she is an old troll! Anyway.. First I want to pick up the farm in the bottom of the image. It comes with a silo and single bunker silo and a few sheds. She said it went for $51,600 which seems ok. Then I would like to acquire the right half of the forest if possible. She was insistent that the property would not be split up and would sell for no less than $202,920 for the lot. She wouldn't even have the owner contact me so I could talk to them myself... But I figure you might have more finesse with her than I did and actually get somewhere because I currently wanna smack her with a phonebook!   I want to pick up another field in the area but idk what is available. Either way to wrap up the deal I need to apply for a loan. Thanks in advance

Well.. my budget is dependent on the loan.. I am in good standing in the community being an established farmer and a business selling firewood to some of the locals.. I am not sure I understand what you mean?

I don't want to go too over the top. I would like to get the farm, forest and at most, another small field.. I don't want to grow too fast lol

So I was able to find the actual owner through public records and gave him a call. Turns out to be a delightful old man who wants to sell his property and retire. I also found out he has a son with a young wife and a baby on the way, and as such they don't want to move from the area. I mentioned a great little starter home I knew of in the area. Long story short, the son made an on the spot offer of $10,500 for your house (plus the old man says his kid Thomas is an experienced, able farmhand if you needed to hire some help) and he says if the kid gets a good deal on the house, he'll make you a good deal on the property, $177,900 is what he said he could do for a young entrepreneur, such as yourself. Should I tell him we have a deal pending financing?

He says he'll do all 3 parcels you mentioned at that price, only asking that you hire his son for work as much as you can afford to. You see the old man was once a new farmer and father himself, so he knows what it's like.

I am so confused  So.. I am selling my property for $10,500. Then I am buying the 3 parcels of land I mentioned (I mentioned the farm itself and the right half of the forest) for $177,900.. which piece is the 3rd? or is it the other half of the forest? One of us is on too much medicine here! roflmao

I outlined the forest.. at second glance I wasn't exactly clear about that.. I tried doing good with the pics but yea... srry.. it sells as 1 piece of land but I only want/need the small half.. so I wanted the small half and possibly a field.. That huge forest is way too big for me lol.. suppose I could always just get the farm and a new field and wait on my trees to come in by the river...

Oh ok. Well he's says the offer still stands, or he'll do the farm for $45,800 and the small half of the forest for $81,700, bringing your total to $127,000. He also says if you'll sell him that property for $10,500, he'll take that out of the purchase price. So it would basically be that plot, plus $116,500.

Ok, so the bank came back with an approval, and here are the terms;
Total principal balance of $127,000, less $10,500 down payment proceeds from the sale of other real property. Total amount financed is $116,500 @ 3.004% interest ($3,500). Loan repayment in 5 installments of $24,000 each, first payment is deferred until 13 MAR 2021 with a loan maturity date of 10 APR 2021. Payments are structured $23,300 to principal, $700 to interest. Loan may be paid in full early, however a minimum of 40% of the interest ($1,400) must be paid, in addition to 100% of the principal balance ($116,500) to satisfy the loan. Contact the finance department for a payoff quote if you choose to pay the loan early. Any late payments can be assessed a late fee of up to $50 per day.
If you don't have any questions, comment agree to start your loan.
